Choosing an off-plan apartment in Dubai is about more than the developer or starting price. A smaller booking payment may mean a larger bill at handover. A more expensive home may fit your plans and daily life better.

This guide brings together seven projects listed on Liam and four other market options. It helps you compare purchase terms, rather than rank the whole market or promise returns. The year 2026 refers to this guide—not the handover date of every project.

These examples use starting prices only. They exclude registration costs, service charges, other fees and any price differences between payment plans.

Pay less now or less at handover?

With a 40/60 plan, you pay less before handover but face a larger final payment. An 80/20 plan leaves less to pay at handover, but uses more of your money during construction. The number of instalments and their due dates matter just as much as the split.

For example, Six Senses requires a total of 40% within six months—about AED 2.32 million at the starting price. At Valia, a 10% booking payment is AED 196,000, but 80% is due before handover. Turn each plan into a budget with real amounts and dates.

Compare like-for-like homes

Do not compare a studio directly with a one- or two-bedroom apartment. Check usable floor space, balconies, floor level, views, furniture and service charges alongside the price per square foot. Reliable return comparisons also need comparable rental and running-cost figures.

Before you pay a booking fee

Six things to check before you book

Off-plan purchases carry risks, including delays, market changes and resale restrictions. Profit and rental income are not guaranteed.

  1. A written offerGet the unit number, floor area, final price and offer expiry date in writing.
  2. The full payment scheduleCheck the amount and date of every payment, from booking to any post-handover instalments.
  3. Official project statusCheck registration, construction progress and escrow account details through the official DLD service.
  4. Contract termsRead the terms for handover, delays, cancellation and transferring the contract.
  5. Extra costsBudget separately for registration, service charges and any other fees.
  6. A financial bufferMake sure you can cover payments without relying on a future resale or a loan that has not been approved.

Which project has the lowest starting price?

RAW District has the lowest listed starting price in this comparison, at AED 666,000. This does not mean a unit is available at that price today. Starting units may also differ in size and number of bedrooms.

Which project offers payments after handover?

The information used for this guide lists a RAW District plan with 40% paid after handover. Confirm the instalment period and the price for your chosen unit. For Serenz, request the full schedule before relying on a specific payment structure.

Which projects are expected to be ready sooner?

Wraith and Sobha Solis both list handover in late 2027. These dates are not guaranteed. Check the contract and actual construction progress before booking.

Is a 40/60 plan better than an 80/20 plan?

It depends on your budget. A 40/60 plan means paying less before handover and more at the end. An 80/20 plan has a smaller final payment but requires more money during construction. Check the exact due dates too.

Does the starting price include extra costs?

The figures here are property starting prices. Ask for registration costs, service charges, any commissions and other charges in a separate written breakdown.

Does buying off-plan guarantee a profit?

No. Construction delays, market changes, running costs and resale restrictions can affect the outcome. This guide is for comparison; it does not promise returns or make a firm sales offer.
