How to Check a Dubai Developer Before Buying

A polished brochure can sell a dream. This practical checklist helps you verify the company, the project and the payment route before you reserve a property.

01 — Start with evidence

The developer matters as much as the property

When you buy off-plan in Dubai, you are not only choosing a floor plan. You are trusting a company to manage approvals, construction, contractors, cash flow, handover and defects—sometimes for several years.

A familiar name can be reassuring, but brand recognition is not due diligence. A large developer may run many projects at once, while a smaller developer may have a short but well-executed record. The useful question is not simply “Is this developer famous?” It is “Can I verify this company and this exact project?”

A registered developer does not automatically make every launch suitable. Check the developer’s licence, the project’s status and the specific unit documents separately.

Eight checks to complete before you pay

Do these checks before sending a reservation fee. Save screenshots or PDF copies of the results so you have a dated record of what you reviewed.

01. Confirm the developer is licensed

Search the company in the Dubai Land Department’s Licensed Developers service. Match the legal name—not only the brand used in marketing.

02. Find the exact project

Use DLD Project Status Enquiry or Mashrooi in Dubai REST. Search by project name or number and review its status, developer details and recorded completion.

03. Verify the escrow account

For an off-plan purchase, confirm the project-specific escrow details shown through official DLD channels. Pay only through the route stated in your verified documents.

04. Check the advertisement permit

Verify the Trakheesi permit or QR code attached to the advertisement. A social-media post or agent message is not a substitute for an official permit.

05. Study completed projects

Visit at least one delivered building. Look beyond the lobby: inspect corridors, lifts, parking, landscaping and how the property has aged.

06. Compare promised and actual delivery

Ask for launch dates, original handover dates and actual completion dates for comparable projects. One delay needs context; a repeated pattern deserves caution.

07. Model the ownership cost

Check service charges, cooling arrangements, maintenance exposure and furnishing costs. A low purchase price can become expensive after handover.

08. Read the SPA before signing

Review the payment plan, completion definition, delay provisions, variation rights, cancellation terms, defect process and restrictions on resale.

Use the regulator’s records—not forwarded screenshots

Dubai Land Department provides public tools for several important checks. Open the service yourself and make sure the project name, developer name and numbers agree across the advertisement, booking form and Sale and Purchase Agreement.

Ask for documents before urgency takes over. If the salesperson says the unit can only be held for a few minutes, request the paperwork first and decide whether the pressure is worth accepting.

04 — Slow down

Red flags that deserve a second look

A different beneficiary name

The requested payment account does not clearly match the verified project payment route.

No time to read

You are pushed to sign or transfer money before receiving the booking form or draft SPA.

Guaranteed returns without detail

The promise does not explain who guarantees it, for how long, under what conditions and before or after costs.

Marketing numbers that do not match

Unit size, handover date, price or payment plan changes between the advert, agent message and contract.

Vague construction answers

The team cannot provide a project number, current status or a clear explanation of milestones.

Only staged references

You are shown a sales centre but discouraged from visiting completed buildings or speaking with existing owners.

05 — Adjust the test

Ready property and off-plan require different checks

For off-plan, your focus is the registered project, escrow account, construction progress, SPA and the developer’s delivery record. For a ready unit, inspect the actual building, verify the title deed, review service charges, check defects and understand the management quality.

In both cases, do not confuse a good developer with a good deal. Price, layout, view, supply in the area, expected rent and exit demand still need their own analysis.

06 — A practical order

A 30-minute first screening

Minutes 1–5

Write down the exact legal developer name, project name, project number and unit number.

Minutes 6–12

Check the Licensed Developers list and Project Status Enquiry.

Minutes 13–18

Verify the advertisement permit and compare every advertised number.

Minutes 19–24

Read the booking form, payment instructions and refund wording.

Minutes 25–30

Search delivered projects and write down the questions that remain unanswered.

Before payment

Resolve every mismatch in writing. A verbal assurance is difficult to rely on later.

How do I know if a Dubai developer is licensed?

Use the Licensed Developers service on the Dubai Land Department website or Dubai REST. Search the legal company name and compare it with the name used in the booking and sale documents.

How can I check an off-plan project in Dubai?

Use DLD’s Project Status Enquiry or Mashrooi in Dubai REST. The official service can show project status, developer details, completion information and escrow details.

Should I pay a booking fee before receiving the SPA?

Ask for the booking terms and a draft SPA first, including refund and cancellation wording. Do not assume a booking fee is refundable unless the document clearly says so.

Does an escrow account guarantee completion?

No. A project escrow account is an important regulatory protection and controls project funds, but it does not remove construction, market or contractual risk. You still need to check progress, terms and the developer’s record.

What if the developer has no completed projects?

Treat it as a higher-information-risk purchase. Examine the owners, funding, contractors, consultants, approvals and payment plan more closely, and consider independent legal advice before committing.

Is a famous developer always the safest choice?

No single name removes the need to check the exact project and contract. Larger developers may offer a longer record, but unit quality, price, timeline and terms still vary by project.
